Peru. The stand-alone warehouse segment continues to maintain its level of growth, with a vacancy rate of less than 5%. Warehouse condominiums, located mainly outside the city are the ones that are presenting a greater dynamism.
According to the company Binswanger "the market for physical storage infrastructure continues to show a positive dynamic. Even before the pandemic, it did so by pushing for the growth of different sectors."
To which they added: "Today, its expansion is doubly encouraged by the reactivation of the economy; even the warehouse real estate market is experiencing new trends that are playing an important role."
"It's the best performing real estate segment (warehouse condominiums)," says Max Medina, head of research at Binswanger.
It should be remembered that during 2020 there were many restrictions that prevented the growth of the industry; only the sectors of first necessity were working at 100% : health and food mainly. Logistics for delivery was very important in the field of supermarkets (food) and pharmaceuticals. In this context, the stand alone warehouse market grew by 250 thousand m2, while the condominium market expanded by 90 thousand m2.
Panorama that changed from 2021, the growth of stand alone warehouses increased by adding more than half a million m2 (530 thousand m2) that year. On the side of the condominiums, a growth of 180 thousand m2 was registered, which doubled the figure and reached a historical level; Retail and logistics companies were the ones that demanded more square meters.
