Peru. According to Binswanger's latest real estate report, on land and premises, stand alone, it is estimated that, annually, more than 100,000 square meters of industrial land change zoning. These lands become compatible with commercial and/or residential uses. And the axes where more changes are registered are Argentina, Nicolás Ayllón, Chorrillos and Alfredo Mendiola.
In the case of Peru, in the south and east of Lima, there has been a greater interest of the owners in enabling the rustic lands for industrial use. The consolidated axes are mainly located within the urban area, where growth for the industry is limited. "Thus, most of the land for sale in the consolidated axes have compatibility with residential and / or commercial uses. Sales rates are above US $700 per square meter", the report states.
Thus, according to the latest report by the consulting firm Binswanger on "stand alone" warehouses, the perspective is that by 2023 and 2024 the construction levels of 500 thousand to 600 thousand of this type of spaces can be resumed.
Max Medina, Head of Research at Binswanger, argued in the face of this: "We hope that this new wave (of covid) does not impact much and so this year the constructions continue to recover to reach those levels of before".
Regarding the rate, he emphasized that "there has been an increase of 5% at general levels, but we also do not expect the growth to be higher because the rate is higher because the pre-pandemic and current rate has not changed much".
