When it comes to building management, we cannot ignore the value provided by the different technologies that are part of a property. Communication systems, information technology, surveillance, access control, lighting, air conditioning, among others, are today a fundamental part of any type of property, and it is the task of the Facility Manager not only to maintain these systems in optimal conditions, but also to take advantage of their potential to better exercise their tasks.
One of the great advantages that these systems offer is the amount of data and information they can offer, but it is up to us to take advantage of that information to improve the performance of a property.
A video management software that offers, for example, counting people to know the hours of the day with the highest flow of visitors in a shopping center, or the identification of the license plates of the cars that daily arrive at a corporate building, can be used to assign a greater number of personnel to clean common areas or speed up the entry of recurring users.
Similarly, a building automation software can offer information on the average energy consumption in a given area, or the dates of the last maintenance carried out.
In short, the possibilities are almost endless, but the question is what are we doing with that information? If as building managers these concerns have not yet been raised, this may be a good time to do so.
