Colombia. It is estimated that the city of Bogotá has 58 office building projects, which will add around 848,000 m2 to the inventory over the next six years.
63% of these projects are under construction, 17% are in plans and 20% are custom construction.
Analyzing the new projects by corridor, Salitre continues with the leadership since 45% of projected square meters are there, this due to the construction to the measure that will develop the business city Sarmiento Ángulo, which will have around 180,000 m2, followed by the Elemento office building, which will have approximately 31,000 m2 and the new building of the Colombia FIC real estate fund which will have approximately 21,000m2 to its completion.
For its part, the Calle 100 corridor has around 8 building projects, within which 75% are already under construction, followed by the Centro corridor which has a 16% participation, this due to the urban renewal plan that will be developed in this sector.
On the other hand, 70% of square meters projected for the coming years correspond to peripheral corridors, while 30% corresponds to the Central Business District. Similarly, it is evident how class A + Y A buildings maintain the leadership with a participation of 88%.
Colliers International estimates that during 2017 33% of the total projected square meters will be completed and the rest will end gradually over the next six years.
