Mexico. Chapultepec Uno, the development of T59, a group formed by Arquitectoma and Grupo Marca Arquitectos, will open its doors in March 2019.
The mixed-use building that will integrate offices, a Ritz-Carlton Hotel, Ultra-luxury residences of 58 levels and amenities, involved an investment of 6 billion pesos (about US $ 308 million) and in its last stage of construction is already ready to be marketed.
The starting price of the rent of the offices is 36 dollars per square meter (m2), which exceeds the average cost of the spaces of the corporate corridor of Reforma, where it is located.
Arturo Lechuga, corporate office director of Coldwell Banker Commercial, pointed out that the area of 27 thousand m2 of offices has an advance in rents of 40 percent and a large percentage of advance in letters of intent to lease.
"We plan to host high-level companies; among the tenants are corporates from the financial, legal and consulting sectors," added Lechuga.
The offices occupy 21 levels of the building, the hotel houses 170 rooms on nine floors and eight were destined for 63 residences, in addition to a robotic and LEED certified parking lot.
Chapultepec Uno will be the second tallest building in the Mexican Republic with 241 meters high, only after the Torre Reforma, which reaches 246.
