Costa Rica. The newspaper El Financiero of Costa Rica, published a special article in which several experts from this country announced what are the new trends in the Central American real estate market.
According to Danny Quirós, consulting director of Colliers International Panama, Costa Rica will continue to attract large companies that will demand workspaces, thus mobilizing the office sector. However, he believes the trend currently is to look for properties with open spaces, interchangeable workstations, and amenities for employees like coffee shops and gyms.
On the other hand, a change in the concept of shopping centers is expected. While in the United States many warehouses are closing physical stores given the increase in virtual sales, in our region, according to statements to El Financiero by Samuel Bermúdez, manager of Gensler Costa Rica, this situation is far from repeated but there is a change of concept that leads to shopping centers being part of larger complexes that are complemented by residences and offices.
Finally, another trend that will continue to be important is that of sustainability, since it is expected that within 25 years all buildings will comply with LEED certification.
