Colombia. Within the framework of the World Office Forum (WOF) Pacific Alliance, an event that took place at the Chamber of Commerce of Bogotá recently, the real estate consultancy Colliers International held a conference entitled "Office Market in Colombia", by Aurora Turriago, Marketing & Research Director Colombia of the company.
In general, one of the main conclusions presented by Aurora Turriago is the change from a real estate market of owners to a market of tenants, which represents better conditions for tenants who find a wider offer of commercial properties, which allows them to find a variety of prices.
One of the advantages that tenants are having is to consolidate in a single headquarters, when their companies have geographical dispersion, they can also relocate to areas more related to the nature of the business, achieving cost reductions, and in many cases renegotiations of contracts very favorable to them are being carried out.
Another of the common points in the region is that real estate services such as "Property Manager" - Corporate Real Estate Administration are beginning to stand out, which seeks to leave in the hands of experts the adequate and efficient administration of the property where companies develop their activities, allowing tenant companies to focus and specialize in their business.
Another trend exposed during the event in the countries of the region and emphasized by Aurora Turriago for the Colombian market is the consolidation of office buildings with a single owner, which is represented in an improvement in the services offered, with a more efficient administration.
