Colombia. Up to 50% can reduce the rental price of an office depending on the location, so new real estate developments limited by the current land conditions in Bogotá are looking to explore new sectors of the city that allow buildings to be built in localities that offer the advantage of a lower price.
An example of this is the location chosen by the firms Arpro and Prominsa for the Urban 165 project. According to Diego Loboguerrero, director of Prominsa, the location of Urban 65, on the north highway with Calle 165, had two effects of this type of area: "When planning the project, it was easy to find a lot that would allow its area to design an office project that had plants of more than 1,500 m2 per floor, which is the minimum area that medium and large companies are looking for," he explained.
"On the other hand, the location in a site that is not a traditional center, allowed to project the rents that will be charged for the leases 40 or 50 percent below the areas of the city that have historically concentrated the office buildings," he added.
