Colombia. During the last 8 years the generation of construction licenses for wineries in Colombia has represented an annual average of 1.3 million new square meters approved for construction. According to the study Supply and Demand of Non-Housing Destinations in Bogotá and the Region carried out by Camacol, the region formed by Bogotá and Cundinamarca, has contributed to the country at least 50% of the square meters approved for the construction of warehouses in the last three years.
While in March of this year the figure of licensed area for construction of warehouses and industry in the rest of Colombia was 708,435 square meters, in Bogotá and Cundinamarca it was 794,876, surpassing the national figure. That means that 53% of the activity of this type of buildings in the country is concentrated in the region, being Cundinamarca, with its municipalities adjacent to Bogotá, which contributes 95% of the square meters licensed for wineries.
This has motivated companies such as Prominsa to continue investing in this field, specifically with proposals such as the Urban Logístico-Bodegas project that will seek to meet the demand for properties of this type in the Fontibón area of Bogotá.
Diego LoboGuerrero, representative of the firm, explains that the location of Urban Logístico-Bodegas will allow easy access to the loading area of the airport, good connection with the entrance axes to Bogotá, from Medellín and Cali, and in an area without restrictions for heavy cargo or entry of tractor-mules.
In addition, the directors of Prominsa and Arpro, the construction firm of the project, consider that the wineries occupied in the modality of ownership and lease, are a very large attraction for investors, because according to Camacol, although these modalities registered reductions compared to those presented the previous year, they maintain the highest shares in the market with 42.8% and 45.2% respectively.
