Useful life of buildings is proportional to maintenance

Latin America. There is an issue that affects us all, and on which it is important to reflect with the attention it deserves. It is about how the maintenance of buildings allows us to extend the life of them.

Do we know which elements of our building require mandatory inspections or if we are exposed to fines for non-compliance? Do we know how long our building could last? In the event of a breakdown, do we always go to a professional to advise us on the best way to address it? Wondering if there's anything that might need repair before it breaks? Surely most people who face these questions will answer in the negative.

Today there are building maintenance companies such as Sensedi that are committed to promoting continuous improvement in the properties they manage. Projects such as the "Life Cycle Analysis of the Building" and its facilities, carried out by the aforementioned company, allow to study the different phases that are part of the life of a building, depending on factors such as the life of each of its elements and facilities, the maintenance history of the building or current regulations.

This type of analysis also offers an estimate of the current state of each of the elements and facilities that are part of the building and informs about the time that each of them will continue to function normally. In short, the Life Cycle Analysis of the Building offers the opportunity to know its real value, in order to make sound decisions about it.

This valuation becomes especially important in the business of buying and selling real estate as they are assets with a long useful life that, in reality, present important differences depending on factors such as their location or the use for which the building is intended. In addition, it allows to know the maintenance costs of the building.

On the other hand, it is important that this type of building maintenance companies have a Facility Management area, directed by a Facility Manager, fully involved in the project design phase, since the decisions made at that time will decisively influence the next 20 or 30 years of life of the building.
