San Isidro, in Peru, will approve its new Urban Development Plan

Peru. In the course of the first half of 2016, the Municipality of San Isidro will approve its new Urban Development Plan, in which some standards required in the construction of apartment real estate projects will be relaxed, the municipal manager, Karina Vargas, told local media. 

"We hope that in this first semester we will have it ready because that issue we do have to see within the Urban Plan that we are working on and that is a reupdate," he said.

He explained that the objective of the Municipality of San Isidro is to promote the construction of housing for young people who work in the area and thus save travel time, making the city more active and generating new businesses to serve that population.

"We have two things (standards) that have always been questioned by investors in the real estate sector and one is the minimum area for apartments, which is 200 square meters," he said.

However, he said that this minimum size generated having very large apartments that could only be acquired by people with high purchasing power or older people who sell their houses to be able to buy larger apartments.

"We want to establish a minimum area much smaller than 200 square meters," he said.

The second point that will make the commune of San Isidro more flexible has to do with the number of rooms that these apartments must have, and allowing single-bedroom apartments to be made.

"Here you can't make one-bedroom apartments and for young people, who are starting to work, you need one-bedroom apartments or two, no more," he said.

He specified that both points will be defined and included in the proposal of the new Urban Plan of San Isidro, which must then be ratified by the Metropolitan Municipality of Lima and thus be implemented.

"In the district there are spaces for real estate projects as there are in other cities, where you can see buildings where you see the first three or four floors with commercial use of various types and you have towers where you share offices and homes, with certain characteristics," he said.
