Colombia. In Colombia it is an obligation to have a policy to protect the common areas of buildings when this type of natural disaster occurs.
Although in Colombia, after the earthquake in Armenia in 1999, it is mandatory that all co-properties (buildings and residential complexes) have insurance that covers this type of claims for common areas, the rule is not met.
"The statistics we have from Fasecolda, indicate that only 12% of horizontal properties have this insurance and at the time of a reconstruction it is important to have the insurance of horizontal properties to be able to rebuild the house," said Adriana Pombo, manager of an insurance company.
To this is added that the percentage of people who individually insure their home is very low. "Unfortunately Colombian households do not have insurance, almost 6% of homes are insured," said the expert.
In the event that a building does not have common areas insurance, the administrator or the presidents of the co-owner boards of directors would have to respond if a claim occurs.
