According to the 2013 Trends report, carried out by CBRE, 68% of Spanish real estate managers plan to invest in sustainable buildings this year. The analysis indicates that 95% of the managers consulted (about 250 throughout Spain), consider that energy efficiency is no longer a passing fad but an important element that must be taken into account when thinking about building or remodeling.
As detailed in the study, offices currently consume 40% of the energy worldwide and if they do not adopt sustainable practices in 35 years this consumption will double and in 55 years it will triple, which makes it vital to improve consumption levels and energy management.
Likewise, the results of this analysis revealed that by monitoring the moments and amounts of energy consumed it is possible to achieve reductions in consumption of between 5 and 7%. To this end, energy efficiency certificates have been created, which are gaining strength in the real estate segment.
A new regulation came into force since the first of June, this rule will force owners, both residential and business properties, to obtain an energy efficiency certificate and thus promote investment in sustainable rehabilitation and reactivate the economy.
According to David Lázaro, Director of Engineering and Sustainability at CBRE Spain, "if the new regulations succeed in their strategy of making sustainability a competitive parameter, the market could accelerate the process and the obligation to optimize the energy efficiency of real estate".
