Latin America. Facility Management manages the infrastructure of the companies, while the "Services" oriented one takes care of its maintenance. Both allow optimizing the management of resources in organizations.
These are two different terms, but they point to the same thing: a better management of the operations of companies, at the same time that they are responsible for reducing their costs. On the one hand, Facility Management consists of a discipline that is responsible for managing the infrastructure of companies, from air conditioning systems to door plates; while Facility Services is responsible for other functions, such as cleaning, security, gardening and maintenance of some equipment.
Many companies are not yet outsourcing their functions, but more and more are joining this trend. Above all, because of the benefits that this generates. According to statistics from ISS Chile, organizations that adhere to this modality manage to increase their efficiency between 5% and 15%.
Australia, the United States and Spain are some of the countries that maintain the leadership in Facility Management. "It is a concept that places a person in charge, a figure that is called a manager, and this is responsible for making several areas interact within a company, to manage efficiently and at the lowest cost, the resources of the company," explains José Escalona, general manager of Mancorp.
This refers to the assets of organizations, from air conditioning equipment to furniture, among others. "In many companies there are still general services, they are in charge of multiple areas. This, from changing a vial to taking responsibility for the repair of a sheet metal. All of that comes at a cost. Just replacing this area generates greater efficiency. In addition, all the spaces necessary for the operations of the companies are optimized," says Escalona.
