El Salvador. Inverdisa, the real estate division of Constructora DISA, will invest in developing Torre Limón, the first green-designed apartment building in El Salvador, which will be located in Colonia Escalón, in San Salvador.
Mayra Díaz, Real Estate Development Manager of Inverdisa, stressed that for this project they seek to obtain the Leadership in Energy & Environmental Design (LEED) certification in the Gold category, granted by the Green Building Council of the United States to sustainable constructions. This recognition is given to projects that since its conception is an environmentally friendly construction.
Torre Limón will have eight levels, of which two will be used for parking and six for 56 apartments. The project will cover a construction area of 2,097 square meters and 38 meters high. Díaz indicated that this month the construction phase will begin and is expected to conclude by the end of 2019. During that year and a half, the company estimates that it will generate 500 direct jobs and about 1,200 indirect jobs.
To obtain LEED certification, Inverdisa will include in the design energy efficiency, hydraulic management, eco-friendliness and recycling.
For energy efficiency, the company will install solar panels in an area of 80 square meters above the roof and that will generate 15 kilovolt-amps (kVA), enough to supply the energy demand of the common areas, water pumping and elevator operation.
The company will install LED luminaires and thermally insulated windows to reduce the internal temperature of the building. In hydraulic efficiency, Díaz explained, a rainwater collection system and air conditioners will be built, in addition to including taps and toilets with a mechanism that optimizes the use of water resources.
In eco-amabiidad, the company will allocate an area on the roof for the construction of a common orchard and a pergola that will be designed by artisans. Also, a "leave one book and take another" library will be located, plus a gym for free use by tenants. "Torre Limón, more than having green plants on its façade, promotes a community, a sustainability system in which it seeks to create a synergy between nature and the residents of the building," said the executive.
