At the Nordeste Invest 2008 fair, at the Pernambuco Convention Center, the results of a research on supply and demand for resorts and second homes in the northeast region of Brazil were presented. The research, presented by industry consultants, points to a large number of tourism-hotel projects in the region. By 2014, 7.2,000 new residences will be built in recreational complexes around hotels. Bahia has the largest number of initiatives, especially in the high-end segment. The change observed in the construction offer for the domestic public in these projects is due, among others, to the good performance of the economy, to the contraction of foreign clients due to the international crisis of the real estate market. This segment of buyers will reactivate in about four years, the researchers note. 80 tourism-hotel projects are reported in the northeast, of which there are 65 in planning and 15 in execution, for a total of 78 thousand units announced. In addition, there are more than 150 horizontal properties for second homes independent of hotel complexes.
Another observable trend is the rise of residences in hotel projects towards the high scale, worth almost US $ 5 thousand per m2, which is currently quoted between US $ 3 and US $ 4 thousand, in the country. For projects of basic type – medium market – US$1.7 thousand to US$2 thousand/m2 are offered and in high scale or medium market, it is offered from US$2 to US$3 thousand. The researchers recommend that entrepreneurs in the sector monitor the market and adjust their strategies accordingly, evaluate risks before buying land and be cautious in the acquisition of tourist-hotel equipment.
