Peru. According to a report by the company Colliers International, the rental and sale prices of offices in the town of Surco, in Lima, Peru, decreased during the last months due to the entry of a high number of new properties into the inventory of the city. This impact on prices could extend for up to a period of 36 months.
José Blanco, colliers' representative in the Inca country, said that the first effects of this reality are already beginning to be seen in sectors such as Av. Manuel Olguín, where the price per square meter is currently at US$18 when the usual expectation is US$24.
"Lima absorbs in rent or sale 80,000 square meters a year, while Surco today has 18,000 square meters for rent and 18,000 square meters more of the Panorama building at the end of the year, they are 36,000 square meters in a single district," said Blanco.
In that sense, the representative of Colliers considers that one could see a migration of some large corporations based in districts with a higher square meter such as San Isidro or Miraflores to the district of Surco.
