Colombia. Colliers published its report on the real estate market for corporate buildings in Colombia has shown a rapid adaptation to new user preferences, as well as to economic and demographic changes.
In demographic terms, the population employed in professional activities has increased since the beginning of 2023 at the national level, which is reflected in a greater influx of workers to these workspaces.
The report indicates that the low availability of land for the development of new buildings in areas of high demand has generated a change in the structuring of new office projects. The latest deliveries are consolidated with rentable areas of up to 8,000 m², responding to the continuous demand for new high-quality spaces and privileged location.
The company also shared that during the last year, there has been a significant demand for offices with areas of between 100 and 200 m² under the rental modality, as well as a low occupancy dynamic in class B buildings, due to a growing preference for offices with more and better amenities.
